Naples Open House? What to Ask for and Look for
One of the best ways to browse new home listings is to check out open houses. Every weekend in the Naples real estate market there are 5 to 15 open houses and potentially more if you can track them down. If you’ve just started looking on your home search, an open house is a great way to get an idea of what’s on the market, prices, and start making your list of items you need, want or can tolerate.

If you don’t already have a buyers agent know that you’ll probably be pressured into using the agent that is sitting the open house. Open houses have a dual duty in that they display the home for the seller that the listing agent or buyers agent that’s sitting the open house is trying to attain new buyers and clients. If you’re not already working with the buyer’s agent, which you should be, you will probably start working with the agent On duty. If you prefer not to be pressured it’s best to find a buyer’s agent before looking at any homes. Another question to ask is have they been any offers on the property and has the property already been to escrow? You will want to know if the seller has rejected any other offers or if there is major damage or other issues that caused the listing to be put back on the market.

How long is the property been on the market? If the property has sat too long on the market, the sellers may entertain all offers, including lowball offers. This may be the perfect time to get a great house at a low price.
Why are the owners selling? Just knowing this may help make your decision on the property. Typically job change or lifestyle change is one of the most common and listing agents may not be totally honest with you as to why the sellers are moving, such as road noise, aircraft noise or other issues that you’ll find out once you live.
Are there any other costs to ownership? Is the property in a country club homeowners Association where you’ll need to pay a monthly or quarterly fee? What have amenities are required or allowed and are there any special assessments or liens on the house that you need to know about?
